The sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form.

The price includes use of the community amenities. The property will be cleaned before your arrival and upon your departure.

Initial reservation can be made by telephone, but must be confirmed by completion and return of the attached booking form. A $200.00 deposit (per week) must accompany all bookings. Bookings will normally only be accepted, particularly in high season, for complete weeks.

A security deposit of $200, which will be held against any loss or damage caused to the property, or costs incurred, to be paid on the same day as the payment of balance. The deposit will be refunded approximately two weeks after your return. If you have paid us by credit card then you may authorize us to hold your credit card information for loss of damages instead of sending a check.

The balance of the cost is to be paid no later than 30 days before the arrival date. Where a booking is made within six weeks of arrival, payment in full must accompany the booking form, including the security deposit. Where payment in full is not received by the proper date, the booking will be deemed cancelled.

The maximum number of persons permitted in three bedroom property is 8, and the four bedroom property is 10. We will require that any number of persons in excess of these numbers vacate the property, and it is an express term of this agreement, that the hirer accepts, that if the excess number are not removed immediately, the contract is breached, and terminated without compensation or any other payment. The hirers and all the members will be required to vacate the property. Pets are expressly forbidden from any of our homes. Smoking is not allowed inside the home.

The property will be available from 4pm on the date of arrival and must be vacated by 10:00 AM on the day of departure. Pets are not permitted. While the property will be cleaned on departure, you are expected to carry out reasonable care, and treat the property carefully and with respect. It is expected that you will leave the property in a reasonably clean and orderly condition. Excessive dirt or work for the cleaning team, will result in a charge to be deducted from the security deposit.

We do not accept any liability or responsibility for any loss or theft of items or injury caused as a result of the use of our properties.

These conditions and the completed booking form constitute a contract between the owner of the property and the person signing the booking form, on behalf of those whose name appear on that form. A contract shall only exist once we have received the completed booking form and deposit, and a confirmation is issued.

Once the full balance and security deposit have been paid, you will be issued with detailed directions to our home.
